The first way that this is done is by means of a questionnaire that will highlight where money can be saved.
The next way to do this is to ensure that any issues with a resident's property is indentified and dealt with promptly, before it can become a larger more expensive problem.
A lot of people don't have time to properly examine their properties, to ensure that they pick up on any arising issues. Often home owners may not know what they are looking for.
Our property surveyors will call out to your home, start at the top and highlight any issues. We will also advise as to the repercussions of these issues not being addressed and give a fair open and honest price to complete the work.
Energy Survey
This short survey will give useful tips and advice as to what you can do in and around your home to reduce your energy usage.
If you do not know what you are looking for, do not worry. Our experienced surveyors know exactly where to look and can explain and advise accordingly.
Property Inspection
The items covered in an external (structural) property inspection include the following areas:
- Roof pointing
Are any ridge or hip tiles loose or unsecure? Could they be leaking? Is the chimney stack safe? Are the valleys and verges secure and watertight?
-Roof tiles
Any broken, damaged, missing or overly porous tiles that are likely to cause issues?
-Roof battens
Are these solid? Any rot making tiles likely to come loose?
-Roof underfelt
Has the felt failed anywhere? Could water be penetrating and risking damaging wooden joists?
-Roof joists
Are these solid and secure? Are the ends stable or does the roofline need resecured.
-Roofline
Any rot? Are the gutters blocked or leaking? This can lead to damp, wood rot and various other issues.
-Flat roof
Any bubbles or spongey areas? Any broken drip trims? Any split seams? If felt is there still sufficient mineral present?
-Brickwork
Is the pointing solid? Any signs of rising damp? Are the bricks deteriorating? Can they be saved? Are there any signs of movement? -Walls
Have the walls got any cracks visible? Have the walls got a cavity and if so is it insulated? Or is there any debris build up in the cavity? Is there a suitable damp proof course in place?
-Windows
Are any of the seals broken? Are any double glazed units showing internal condensation? Do the windows whistle in the wind? Are any of the openings damaged?
-Doors
Do the doors close properly and tightly? Do any hinges need adjusted to prevent drafts?
-Drains
Do they drain away adequetely? Are there any blockages?
-Driveway/path/patio
Are there any sunken areas? Any signs of slippage?
-Masonry
Is it properly protected? Any cracks that need attention?
-Woodwork
Any areas of rot? Any bare wood that needs protection?
